Juno Beach Condominium Sales Remain Flat During November

It is so hard for me to believe that another year has almost rolled right on by. The next time I update our sales figures we will have already celebrated the New Year and 2011 will be well underway. A lot has transpired since my last report and probably the most important factor affecting the real estate markets, both locally and nationally, is the sharp upturn in interest rates we have experienced over the past 4 weeks. Juno Beach condominium sales continue to be in a “funk” and I am hoping that our seasonal visitors will help pump them up over the next few months. A total of 2 sales have been reported as of this afternoon on our local Multiple Listing Service to have closed during the month. The chart below shows the number of Juno Beach condominiums closed in the community by month for the calendar year.





Sales last month were once again at the entry level pricing categories and we really need to see an uptick in the more expensive units moving into the season. The chart below shows the percentage of sales by price category for the month of November.





With the only two sales during the month and both closing below $175,000 it once again sets another record for the lowest median price of units sold for the year. I just finished my update for Hobe Sound single family homes which set a record high so I am calling for a turn around in the condo market in Juno Beach starting next month. The median price fell to $157,500 which is by far the lowest monthly level we have seen to date this year. Once again, the “season” should bring more sales of the higher priced product and hopefully we will see a huge increase in the level in median sales prices over the coming months. The chart below shows median prices through the first eleven months of 2010.
