Interest rates have been down the first couple weeks of the new year which is a most welcome reprieve from the hikes we had seen the last few weeks of 2010. Today, we are taking our last look at sales levels in some of our market areas for last year and in Juno Beach condominium sales were flat. During December our local MLS system shows a total of 2 successful closings as of this mornings’ update. That compares with 2 sales in November and in fact is the third month in a row we have been stuck on that number.
Sales last month were not only flat but they were also on the low end of the pricing scale with only one sale on the under $150,000 category and one sale between $150,000 and $300,000. With the season upon us we are looking for some upcoming sales in the higher pricing categories. The chart below shows the percentage of sales by price category for the month of December.
Even with only 2 sales, and both of those in the lower price ranges, we still saw the median sales price increase a bit from November. The median price increased to $190,750 which is still the 2nd lowest level we saw during the 2010 calendar year. Once again, the “season” should bring more sales of the higher priced product and no doubt we will see nice increases in the level in median sales prices over the coming months. The chart below shows median prices through the entire year of 2010.
