Jupiter Single Family Home Sales Jump 8% in December

December single family homes sales in Jupiter were SPECTACULAR!


Welcome to our first sales report of 2011 and what a way to start off the new year. Interest rates were down the first week of the year and now I have the pleasure to report that December single family home sale in Jupiter jumped over 8% from November levels. It also was our highest sales month since September and a sign that things are moving in the right direction. During December our local MLS system shows a total of 63 successful closings as of this mornings’ update. That compares with 58 sales in November and one of the better performances of the 2nd half of 2010.






Sales last month were not only very strong but they were also spread across all price categories with especially strong sales in the “uber” luxury home market with 5 sales well in excess of $1,000,000.00. In fact, the “least” expensive of these sales was $2,075,000.00 and a great sign of a pick up in the upper end of the market. People are in fact starting to spend again which is what this economy needs to continue growing. The chart below shows the percentage of sales by price category for the month of December.





Even with the strong sales in the $1,000,000.00+ range we saw the median sales price stay relatively flat. This is because we also had extremely strong sales below the $300,000.00 mark which accounted for 52% of all sales during the month. The median price increased slightly to $295,000 up from $294,500 the previous month. Once again, the “season” should bring more sales of the higher priced product and no doubt we will see nice increases in the level in median sales prices over the coming months. The chart below shows median prices through the entire year of 2010.
