Tequesta Home Sales Down but Median Price Up

Interest rates have been down the first couple weeks of the new year which is a most welcome reprieve from the hikes we had seen the last few weeks of 2010. Today, we are taking our last look at sales levels in some of our market areas for last year and in Tequesta single family home sales were the most disappointing in the region; by far. While most of the area communities saw very strong increases in sales in Tequesta we saw just the opposite. During December our local MLS system shows a total of 5 successful closings as of this mornings’ update. That compares with 9 sales in November and in fact tied for the lowest monthly total we saw in 2010 and the last time was way back in January.

Sales last month were flat with a sale in every price category we track except the sub $150,000 and there really is no inventory there so the lack of sales is expected. The chart below shows the percentage of sales by price category for the month of December.

With even sales across the price categories we saw the median sales price increase dramatically from November so that is one good sign we can report from Tequesta this month. The median price increased to $1650,000 which is also the highest level we saw during the 2010 calendar year. Once again, the “season” should bring more sales of the higher priced product and no doubt we will should nice increases in the level in median sales prices over the coming months. The chart below shows median prices through the entire year of 2010.
