Hobe Sound single family sales jump 20% during February.
After a rather dreary month in January Hobe Sound single family homes sales picked up nicely during the month of February. During the month our local MLS system shows a total of 12 successful closings as of this mornings’ update. That compares with 10 sales in January and a nice step in the right direction.
While the number of sales picked up last month they remained intrenched in the lower price ranges with 92% of all sales below $280,00. We had been seeing some very good sales in the luxury housing categories but they were nowhere to be found last month. I am hopeful that we see a pick up in the upper price ranges over the coming months as we really need to start seeing some positive signs in inventory reductions. The chart below shows the percentage of sales by price category for the month of February.
With sales falling almost entirely into the lower price categories it is no surprise that the median price for the month also looked poor. In fact, it was up to $210,250 in February, which is the second lowest total of the year right behind last months number of $191,000. With the season still in full force I was expecting a much stronger showing but we hardly experienced that and am hoping for much better things during March and April. The chart below shows median prices on a monthly basis over the previous 12 month period.
