Jupiter Single Family Home Sales Very Close to Triple Digits!
After jumping 68% in March Jupiter single family homes sales remained very solid during April jumping another 5% to another brand new high for the year. During the month our local MLS system shows a total of 99 successful closings as of this mornings’ update. That compares with 94 sales in March and a solid continuation of a market improving even though prices are still being held down by the foreclosure sales.
While the number of sales were very strong last month they also were well balanced with only the $750,000 to $1M range showing anemic activity. The “uber” luxury market was very solid with 8 sales above $1,000,000 representing about 8% of the entire market. The chart below shows the percentage of sales by price category for the month of April.
With sales falling evenly across most price categories the median sales price hung in there and even showed a solid gain. In fact, it was up to $320,000 in April up $63,500 from the previous month and a great move in the right direction The chart below shows median prices on a monthly basis over the previous 12 month period.
