Palm Beach Gardens Pending Home Sales Stabilize Nicely

Every month at this time we take a look at the level of pending real estate sales in the north county area as it is the most important metric when determining what future sales will be. Everyone has had an amazing spring with stronger sales than we have had in years. Interest rates continue to plunge, we have seen an interesting drop in foreclosures and inventory levels are at year long lows. As we transform from the traditionally strong spring buying season to what typically are slower summer months it will be very interesting to watch and see just how strong the current recovery is.

On May 15th we showed how, throughout the area, pending sales were again at year long highs and I was very interested to sit down this morning and pull the latest information to see what the last 30 days look like. Could we hold these record levels now that summer was staring us in the face? This month in Palm Beach Gardens pending listings stand at 140 down from last months level of 141 and the best performance in the area. However, they were the only municipality to drop the previous month so perhaps this is a precursor to the other areas showing stabilized numbers next month. We are still at the 4th highest level experienced over the past year which is a tremendous sign indeed.

If you remember back a year ago at this time we were dealing with the end of the first time homebuyer tax credit. As we continue to work our way towards a full recovery keeping our eyes on pending homes sales in Palm Beach County becomes more important. Most of these pending listings will be next months sales and those figures and their effect on inventory will paint the future. Today we are still seeing multiple offer situations on homes that are well priced and properly marketed, sales prices are much closer to list price and days on the market numbers continue to decrease. These are all signs of the real estate market improving which we need before we see any significant pricing movement to the upside.

After spending years among the top individual performers at one of Palm Beach County’s largest and most successful real estate brokerages, Tom Priester knew there was another way to do real estate. A better way. Real estate services focused on the customer. Like the old days when the customer truly was #1. He tired of listening to why he should be going out to have his customers sign one sided buyers’ brokerage agreements. He tired of hearing how he should be selling customers why paying higher commissions, like 7% and 8%, was to their benefit. He tired of hearing how he should sell his clients on why they should be paying hundreds of dollars in additional “transaction fees”. The business had slid way too far from being focused on the customer. His customer. So he decided the time was right to be different… design. To start his own unique boutique real estate firm truly focused on his customers. They will now have access to a process focused on them. Only the best marketing techniques to sell their homes. No cutting corners. Commission structures based on his clients needs not his. Paradise Sharks was born out of Tom’s passion to return this business to the customer. Where it belongs. If you want a real estate experience that benefits you, just give Tom a call at 561 308-0175 or send him an e-mail at You can always pay more and receive less but that just would not make any sense. Would it?
