For the 2nd straight month the median price of a single family home in the Northern Palm Beaches has trended lower. As of February 1st, the median single family home price in Jupiter and the surrounding communities has fallen to $425,000. This is a 2.4% drop over the past 30 days and more importantly takes today’s median price below year ago numbers when we sat at $430,000 on this date.
We are still 8 days away from Paradise Sharks mid month market update but over the first week of February pending home sales have continued to move higher as have the number of homes on the market.
There is much diversity in the current market with different segments and locations showing a lot of contrast. Single family waterfront remains hot and just over the past three weeks we are seeing the condo market above $1M showing amazing strength. Anything well priced and marketed under $300,000 is selling quickly but inventory here growing a bit as well. Single family homes between $300K and $500K have also been performing very well with inventory holding steady.
